Yale Cancer Center researchers report that an antibody associated with the autoimmune disease systemic lupus erythematosus may actually offer a treatment for certain cancers.

undefinedThe study appears online in the Oct. 24 issue of Science Translational Medicine.

In autoimmune diseases such as lupus, the immune system attacks and damages the body?s own cells and tissue, rather than destroying foreign invaders. Antibodies targeting the host's DNA are found in lupus, and many of these antibodies are toxic. Some of these lupus antibodies penetrate living cells and nuclei.

One unusual cell-penetrating lupus autoantibody that is not harmful to normal cells or tissues was previously isolated from a mouse model of lupus by Richard H. Weisbart, M.D. of UCLA. The antibody, known as 3E10, is not only benign but has the capacity to penetrate both healthy and malignant cells and cell nuclei.

Knowing that capacity, Yale researchers were investigating whether 3E10 could be used as a drug-delivery vehicle. But they discovered to their surprise that the antibody already had the ability to sensitize cancer cells to radiation and chemotherapy and interfere with their ability to sustain themselves through DNA repair.

With the discovery of this cancer cell susceptibility, the researchers further found that 3E10, when used alone, could selectively kill cancer cells with DNA repair deficiencies such as those with mutations in the BRCA2 gene. BRCA2 is a tumor suppressor that, when damaged or deficient, can lead to malignancies such as breast, ovarian, pancreatic, and prostate cancers.

?Finding this characteristic of 3E10 opens up a new avenue for researching treatment of BRCA2-related cancers,? said lead author Peter M. Glazer, M.D., professor and chairman of therapeutic radiology, professor of genetics, and a member of Yale Cancer Center. ?It may also lead us to new therapies for other types of cancers such as brain gliomas.?

This discovery may also lead to important new insights into lupus itself. "The most immediate relevance of our findings to human disease is the new recognition that lupus antibodies might be able to be harnessed as new therapies for cancer," said author James E. Hansen, M.D. assistant professor of therapeutic radiology and a member of Yale Cancer Center. "It also opens up new windows for exploration into the biology of lupus antibodies and may explain the unexpectedly low rates of breast, ovarian, and prostate cancer in lupus patients. It also may help explain why lupus patients appear to be very sensitive to DNA-damaging agents."

Other authors include Yanfeng Liu, Denise Hegan, Shibani Dalal, Eloise Dray, Youngho Kwon, Yuanyuan Xu, Elizabeth Peterson-Roth, Erik Geiger, Joann Sweasy, Patrick Sung, and Sara Rockwell of Yale; Grace Chan, Joseph Gera, Robert Nishimura and Richard Weisbart of the Veterans Affairs Greater Los Angeles Healthcare System; Xiaohua Xu and Yilun Liu of the Beckman Research Institute.

SAN FRANCISCO ? The most famous broken bat in Giants franchise history sat in Rick Alagna?s house in Pleasanton. But the 57-year-old software engineer knew there was only one way he could feel whole.

?I?m going to say goodbye to the collectible of all collectibles,? said Alagna, still startled at how he came to obtain a venerated piece of franchise lore.

"My son, J.D., said, `You know, Dad, you really should give that bat back to Hunter Pence. I thought, `Hey, I?m the dad. I?ve got to do what?s right.?

So Alagna is bringing the bat ? every splinter of it ? to AT&T Park for Game 1 of the World Series Wednesday night. He?s not sure whether he?ll deliver it to a club official or to Pence himself, but he knows it will end up in the right place.

?Really?? said Pence, told the bat was on its way. ?That?s awesome.?

Pence names all his bats and scribbles it on the end cap. This one was called ?Fryer.? It turned the Cardinals into dead birds all right, when he somehow made contact three times as a Joe Kelly fastball cracked the wood where the honey-colored handle met the black barrel. The bat head kissed the ball twice more, imparting a crazy spin that deked shortstop Pete Kozma for a bases-clearing double in the Giants? 9-0 victory.

Pence also hit his home run in St. Louis with the same bat, so he already considered it a keeper. He was mortified -- along with almost everyone else in the Giants organization -- when he found out that the club sold the bat at their From the Clubhouse memorabilia stand in the team?s Dugout Store.

Game-used and authenticated items are put on sale almost immediately after they?re taken out of play. It?s usually run-of-the-mill stuff. Whomever cleared the Pence bat to be sold clearly didn?t think about its significance -- an almost magic relic from the only Game 7 victory in the franchise?s 130-year history.

Alagna knew plenty of interesting stuff might come up for auction from the third inning, when the Giants sent 11 men to the plate. He was stunned when he saw the Pence bat for sale, marked at $400, along with the ball he hit for the triple-double, for $150.

Items aren?t auctioned. They are simply priced, and if there?s more than one interested party, they put names in a hat.

?I put my name in the hat for the bat with 10 other guys and they pulled my name out,? Alagna said. ?I went wild. I thought, `Well, I?ve got the bat. I?ll try for the ball, too.?

?There were 15 names in for the ball, and out of 15, they pulled my number. I mean, can you believe it? I thought, `What are the odds?? It?s just insane.?

Naturally, Alagna tried to press his luck.

?Tuesday morning, I bought Lotto tickets on the way to work,? he said, laughing. ?We?ll see how that turns out.?

Alagna planned to give the Pence bat to his oldest son, Mike, as a Christmas present. A first-time season ticket holder, he said baseball has done wonders to bond with his three boys.

?Kyle, our youngest, is an A?s fan,? Alagna said. ?So we don?t count him.?

But when Pence asked about the bat?s whereabouts, the Giants knew they had a problem on their hands. CEO Larry Baer turned sheet-white when told the bat had been sold. When Alagna saw the coverage it was generating,? he called Greg Marinec, who manages his season-ticket account, and told him he?d like to return the bat.

?If he wants the ball, he can have that, too,? Alagna said. ?It?s better as a matching set, right??

He?ll meet Giants vice president Staci Slaughter at the game today, and the team is planning on rolling out the red carpet for him. Alagna said he wasn?t going to make any demands of Pence or the team.

?But after all this dies down, I?d love to have my boys meet Hunter Pence,? Alagna said, ?and I?ll drag my wife along too.?

?People are telling me, `You're stupid. You should sell it for huge money.? But you can?t do the wrong thing. You?d feel more stupid for doing that. Where would that money take me??

The Paris Fashion Week of Fantasy Games, Part II - Black Gate

Last Monday I talked a little bit about the Fall Games Auction at Games Plus in Mount Prospect, Illinois. I compared it to Paris Fashion Week because, much like a fashion show, it?s an opportunity to see everything new all in one place.

And not really in a leisurely, browsing-in-a-bookstore fashion, either. While you?re gawking at a fabulous fantasy game you never even knew existed, people all around you are bidding in a frenzy, intent on making sure you never see it again. On average you get an 8 to 10-second glimpse at each treasure, before it?s gone forever.

Unless you outbid all those other bastards, of course.

There?s a perfectly natural outcome to this mad situation. It?s known as ?auction fever.? Don?t ask how I know this. (I refer you, without comment, to my March article on my last trip to Games Plus, ?Spring in Illinois brings? Auction Fever.?)

In any event, I attended the Fall auction with much greater spousal oversight over my finances, and severely diminished resources. Still, I was able to come away with a host of treasures, and a lenghty list of exciting new science fiction and fantasy games to track down and investigate.

I?m not going to turn this into a catalog of new games I discovered over the span of five hours. For one thing, that would take a lot of pixels. Instead, I think I?ll focus on the most interesting items I brought home with me, and a few of the tantalizing ones that got away.

cthulhutech-ancient-enemies-smallLet?s start with CthulhuTech, Catalyst?s rousing near-future game of Cthulhu versus giant robots.

Let me repeat that for maximum impact. Cthulhu. Versus giant robots. If there?s a game premise more golden than that, I?ll eat the state of Rhode Island.

That concept alone should have you reaching for your wallet, and if it doesn?t the high production values and captivating artwork should seal the deal.

CthulhuTech was first released in 2008, and was an Origins Award Finalist for Best Game of the Year. It?s an unusual game with an active fan base, and has changed publishers several times. It was created by Wildfire LLC and is currently published by Sandstorm (if you?re curious you can read more at the game?s website).

A handful of CthulhuTech supplements made it to the auction block; the first was Ancient Enemies, which details the Shadow War between the mysterious Eldritch Society and the insidious Chrysalis Corporation. It pulls back the curtain on Chrysalis, showing both its inner workings and the spreading cancer of the Children of Chaos.

I paid eight bucks for a copy in virtually flawless condition, with a retail price of $39.99. Definitely made the right call with this one. I also won the bidding for both Mortal Remains ($10), and Vade Mecum: The CthulhuTech Companion.

CthulhuTech, at least, I was passingly familiar with; I knew it was still in print, and roughly what the books retailed for. These next items were true unknowns ? one-of-a-kind treasures that, for all I knew, were long out of print and rare.

It?s dangerous to be ill-informed at auctions, as we?re about to discover.

The first board game to cast a spell on me was Dragon Rampage from Eagle Games. I knew absolutely nothing about it.

But I knew I wanted it. It was gorgeous, for one thing, and the copy being offered was in absolutely pristine shape.

dragon-rampage-smallI had to go with my gut ? and clues from the enthusiastic bidding ? to decide whether this was a rare, impossible-to-find fantasy title that would command a premium online, or whether it was a recent release and something I could order at my leisure.

I bet on the former, and ended up paying $30 for a used copy, easily one of the most expensive items I brought home from this auction.

Turns out I guessed wrong. Dragon Rampage was released in 2012; brand new copies are freely available online for around $39.99.

Luckily, it looks like it was well worth the money. The components are high quality and the game seems fast-paced and intriguing.

Now that I?m able to examine it, I?ve learned that Dragon Rampage is a strategic dice game designed by Richard Launius, designer of Arkham Horror and Defenders of the Realm. The premise is simple: players are adventurers who have dared to plunder the treasure around a sleeping dragon.

But of course, no dragon stays asleep for long, especially when its hoard is threatened?

Players earn points by fighting (or away running from) the dragon they just woke up, and for the treasures they obtain. Players can help or backstab each other, so in addition to keeping an eye on the dragon, they need to carefully watch their teammates. Suitable for ages 10 and up, it looks like a great family game.

This next item is highly unusual for lots of reasons. Z-Man Games? Neuroshima Hex! is a post-apocalyptic strategy game based on a Polish RPG called Neuroshima. I?m still puzzling it out, but play seems to be tile-based, and there are four factions: machine, human, mutant, and Posterunek (a human military outpost).

neuroshima-hex-smallAll I know for sure is that there?s mutants and a giant robot on the cover, and that alone makes it worth the 15 bucks I paid for it. Plus, I?m a sucker for games with an exclamation mark in the title. It?s still in print and available online for around $37.

The marketing literature does a decent job of explaining the game, although it seems to be only partly translated from Polish:

Neuroshima Hex! is a game of tactics, where armies wage continuous battles against each other. It is based on a roleplaying game called Neuroshima RPG published by Portal in 2001. While being familiar with the RPG is not necessary, the players will find it easier to identify with their armies if they have read or played the game. The world of Neuroshima RPG is that of a post-apocalypse world torn apart by a war between humans and machines. The remains of humanity took shelter in the ruins of cities and organized in small communities, gangs and armies. Conflicts between such groups are not uncommon and the reasons of such are numerous: territory, food or equipment. What is more, the ruined cities are constantly patrolled by machines sent from the north, where a vast cybernetic entity, called Moloch appeared. Great wastelands that surround what was left of the greatest cities are home to another enemy ? Borgo ? a charismatic leader who controls an army of gruesome mutants. One of the last hopes of humanity is the Outpost, a perfectly organized army which wages a guerilla war against MOLOCH. Nevertheless, most human settlements, including the Hegemony, are not concerned with war until it comes banging at their door. Such is the world of Neuroshima. Game Contents: 140 Army Tiles, 4 Mercenray Tiles, 1 Mad Bomber Promo Tile, Board, 4 Army Reference Cards, 16 Wound Tokens, 8 HQ Damage Tokens, Rules.

The game has at least one expansion, Neuroshima Hex Duel, which doesn?t have an exclamation point in the title and is therefore less desirable.

It includes two new armies and a new board, and the Amazon product listing includes this official description: ?The new board includes terminals which can be activated using energy to do funky stuff on the board.?

Funky stuff. That?s what I like to hear.

There was one copy of the expansion up for bid, and I?m glad I snagged it.

tomb-aegUnlike both Dragon Rampage and Neuroshima Hex!, I was well aware of AEG?s dungeon-crawl game Tomb before the auction.

Tomb is part of a growing trend of boardgame RPGs which simulate the excitement and exploration of table-top role playing in a board game setting. Other examples include the popular Descent and Runebound from Fantasy Flight, and Steve Jackson?s Munchkin line, especially Munchkin Quest.

Like those games, Tomb allows a group of friends to get together for dungeon delving without a dungeon master, or significant set-up time. As stated right on the box cover, the objective is to ?Recruit A Party. Kill The Monsters. Take Their Stuff!? Players assemble a team heroes at an Inn, venture into the dungeon, and square off against deadly monsters in an attempt to win loot and magical treasure.

The game ends when the tomb has been successfuly cleared out, and the winner is the player who has earned the most experience points ? a standard yardstick for role players, anyway.

Tomb has a number of expansions which liven up the game by adding more characters, monsters, and treasures, including Cryptmaster, Crypt Dice, and the upcoming Tomb of Iuchiban.

I?ve had my eye on Tomb for a while, and was glad to see a copy in good condition come up for auction. I paid $21 for it, which turned out to be a bargain. It?s becoming hard to find in most online markets, and retails for around $58 if you can find a copy.

pieces-of-eight-the-cursed-blade-smallOne of the more unusual games I won was Pieces of Eight: The Cursed Blade, from Atlas Games (2006). I?d never seen a copy and knew nothing about it, but really, who can resist a pirate game for just 4 bucks?

I expected a typical game, but when I finally got a chance to examine it the box turned out to contain a slim set of rules and a heavy bundle of coins.

What the heck?

As near as I can figure out, Pieces of Eight: The Cursed Blade is similar to a deck of Magic cards. The coins represent a pirate ship and its crew, and what I won was not a complete game, but enough to challange another player with their own ship.

That?s what I puzzled out from the game description, at least:

Pirate Battles on the High Seas! Adventure and glory await you in Pieces of Eight, the rousing combat game of rival buccaneer ships on the high seas. You play the game with a stack of metal pirate coins held in one hand that represents your ship. The coins you choose and the order in which you place them determine your ship?s strengths, and you use the special abilities of your coins to destroy your opponent?s coins one by one. Your goal is to expose the Captain coin buried deep in the middle of your adversary?s ship, then take him out! Dare to enter the age of blood and gold with The Maiden?s Vengeance ship set. Each set includes all the coins needed for one player to construct his own ship. Your opponents will each need their own ship set to play, but there?s no other limit to the number of players who can join in. The coins in each set are not randomized; you can combine ship sets to gain a wider selection of coins and the advantage over your foes. 2+ players (each with own set) - 10 to 30 minutes - ages 10 and up.

Fortuantely, I won a second box of coins as well (what did I tell you about resisting pirate games?), this one titled Pieces of Eight: The Maiden?s Vengeance.

I?ll know more once I convince my son Drew to sit down with me and play a few rounds. Play-by-coin is a new approach for me, but I admit it has a lot of appeal.

Thanks to Howard Andrew Jones and his detailed write-up last year, I was already familiar with Victory Point Games. I knew they made terrific products, had some great solitaire science fiction titles, and I knew they were expensive.

Just like Ogre, G.E.V., Melee, and other classic microgames of my youth, Victory Point Games come in a zip-lock bag, packaging a lot of fun in a small space. However, while those old Metagaming titles were $2.95 each, Victory Point Games typically retail for $30 - $40.

$40 for a game in a ziplock bag! Times sure have changed.

So when I saw several Victory Point games make their way to the auction block, I sat up straight. No one in this crowd was likely to bid up a game in a ziplock bag, and I was certain I would escape with some bargains.

Didn?t quite turn out that way. While their games are expensive, Victory Point also has a reputation for quality. A dozen or more boxed titles were auctioned off for under 10 bucks each in the minutes prior, but the moment those slim little Victory Point games came up for auction the bidding got a lot more intense.

I ended up paying $16 for a mint condition copy of Final Frontier, their Star Trek-inspired game of starship exploration ($34.95 retail), and $13 for a used copy of Assault on Galactus Prime, a deck-building game of rebellion against a vast stellar empire ($26 retail).

incursion-grindhouse-games-smallHere?s an enigmatic thing: Incursion, from Grindhouse Games. I?d never heard of either, but the box art reminded me of Fantasy Flight?s Tannh?user, in a cartoony sort of way.

The sole copy up for bid was in great shape, unpunched and virtually new, and the combination of Nazis and zombies proved too much for me. I won it for $29, easily one of the most expensive items of the day for me.

As it turned out, it was a good call. The comparison to Tannh?user is warranted, as this is another game that postuates a much-extended World War II and an increasingly desperate world ravaged by Nazi super-science and occult experiments.

It is the year of our Lord, 1949 and the world is in flames. The human race screams in agony as the Second World War rages unchecked around the planet. Nations die and hundreds of millions perish as the thin veneer of civilization is utterly consumed in a global orgy of savagery and rage. The technology of war develops at a suicidal pace as all sides in the conflict seek the weapon that will ensure a final victory.

Dark things lurk beneath the Third Reich: twisted creatures of malevolent intent born of demented minds. It is a time of monsters and madness and armored behemoths spitting fiery death from their fearsome guns. Though chaos reigns and evil flourishes in this desperate age, it is also a time of heroes. Join us at Grindhouse Games as we journey through the bowels of a hell on earth and fight for the very survival of mankind.

This is G?tterd?mmerung.

Incursion simulates a daring Allied raid on a secret German labratory on the Rock of Gibralter, pitting American mechanized Seven Infantry and British MI-13 Monster Hunters against German-controlled zombies and the sinister Gretel von X. Released in 2009, the game runs for around $43 online, when you can find a copy.

space-hulk-death-angel-smallSpace Hulk is a venerable Games Workshop property with a rich history. The original boardgame (from 1989) was one of the very first games I played with my sons; they loved to maneuver the bulky Space Marine miniatures through the dark corridors of the derelict spacecraft, waiting to see what kind of monsters would leap out at them. To be honest, we didn?t really pay much attention to the rules; it was more like playing toy soldiers, except with gene-mutating Tyranids and soldiers in power armor.

Just because I have fond memories of a board game from a decade ago doesn?t mean I?m current with the latest Space Hulk merchandise however, a fact I discovered when the next item on my list came up for bid: Space Hulk: Death Angel, a card game from Fantasy Flight Games.

Fantasy Flight Games have been doing a fabulous job with their recent RPGs set in the Warhammer 40K universe, including Deathwatch and Rogue Trader. Rogue Trader, in fact, is the only new RPG I?ve played with any consistency in the last few years.

But a Space Hulk card game? Seriously?

Since there?s a pic of the game on the left, the suspense is ruined and you know I bought it. Call it Space Hulk nostaligia, or gamer curiosity. Perhaps it?s just an inability to resist a bargain ? although Space Hulk: Death Angel sells for around $18 online, I was able to pick up two copies for around six bucks each (when dealing with card games, I just assume each player needs her own deck).

Snooping around online I found this game description, with just the right amount of Genestealer hysteria:

Purge the Xenos Threat! The Space Hulk Sin of Damnation has succumbed to vicious Genestealer infestation. Now you must purge the vile alien? Space Hulk: Death Angel The Card Game is cooperative card game for 1-6 players. Set in the grim Warhammer 40,000 universe, Death Angel pits squad of Blood Angel Space Marines against growing alien horde. It will take strategic teamwork to make it out alive. Pick your combat group, fall into formation, and prepare for the Genestealer swarms!

Aye aye, Captain! The moment I brought this one home my teenage sons came over to check it out, so I doubt I?ll lack for players.

lord-of-the-rings-risk-smallNo auction tale is complete without a list of those great items that somehow got away. This is why you shouldn?t eat a hot dog or drink soda while bidding. Mark my words.

Lord of the Rings Risk: Trilogy Edition. There?s not much to explain here. It?s Lords of the Rings. It?s Risk. Instead of moving your armies from Kamchatka to Japan, you move them from Mordor to the plains of Rohan. Which somehow seems more exciting, but maybe that?s just me.

Apparently, it?s not just me. For reasons I can?t explain I really wanted this game. But so did about 20 other bidders, and I gave up when the bidding passed $12 (it eventually sold for $16).

Not to be deterred, I went online as soon as I was home to price copies. That?s when I discovered that the Trilogy Edition ? which includes a full map of Middle Earth, or something ? is out of print, and copies start at around $120 on Amazon.

Aaargh. Now that sixteen bucks seems cheap. Next time I go to auction, I?m bringing my iPad with me.

Now, as much as I wanted Lord of the Rings Risk: Trilogy Edition, I knew it wasn?t a rare game. I?d seen it plenty of times, and if you?re patient and resourceful, you can always find popular games at a good price eventually.

sky-traders2I wasn?t nearly so sure about Sky Traders, a board game from Fantasy Flight (those guys again).

You already know I have a weakness for games featuring pirates, zombies, giant robots, and Cthulhu. To be completely accurate, we need to add zeppelins to that list. Or flying ships of any kind, really, I?m not picky.

I can tell you a lot about Sky Traders today, but right now I want to you look at that photo on the left, and imagine youself in the audience at a games auction.

You know what you have to do. That game must be yours.

And it would be mine, too, if a bunch of people with the same idea hadn?t been sitting all around me. A used copy of Sky Traders eventually sold for $28. I dropped out around 25 bucks, deciding to take a chance that new copies were still availlable around $30.

Turns out that was a good bet. Sky Traders was released this year and is still in print. Retail price is $49.95, but most online vendors have it in stock for around $35.

The next game that commanded my attention was Guards! Guards!, a Discworld boardgame based on the novels of Terry Pratchett.

guards-guards1It was released last year by Z-Man Games. But I had no idea where it had came from as I sat on the edge of my seat, sizing it up. For all I knew it was the only copy in existance, and my one chance to adventure in the worlds of Terry Pratchett was to bid like a drunken sailor.

Even drunken sailors know their limits, however. I dropped out at around the $35 mark. It eventually sold for $40.

Guards! Guards! is no longer in print, but copies are still available from some online vendors for around $58.

There were plenty of other games that slipped through my fingers that Saturday. Many of them are available through other avenues; some are long out of print. Those are the breaks, and you have to rely on experience and a little luck as you set limits for yourself.

There?s one final game I regret not winning, however. The man who won it sat next to me, and he showed me the box and its marvelous contents.

The game was Honor Harrington: Saganami Island Tactical Simulator, a space-battle simulator from Ad Astra Games based on the bestselling science fiction novels of David Weber. The huge, oversized box was packed with miniatures representing a wide variety of spacecraft.

honor-harrington-saganami-island-tactical-simulatorIf I?d known that huge box came packed with so many toys, I would have bid much more aggressively. No other copies were forthcoming in the auction, however.

Honor Harrington: Saganami Island Tactical Simulator sold for $40. Copies are hard to come by online; the ones I can find retail for around $75.

My total for the five hours I sat at the Saturday auction was $540.50 ? about two hundred dollars over budget, but still a thousand bucks under the heart-stopping total I managed to rack up at the Spring Auction. Alice frowned mightily when I returned home, but I proved that I was able to attend an auction without giving in compleltey to auction fever. That?s progress, I guess.

It was a lot of fun to watch the pagent of science fiction of fantasy games at the Games Plus Saturday auction. Not so many years ago I was convinced that fantasy board gaming was effectively dead, killed by the genre it had spawned: computer games. But if the incredible wealth of titles on display is any indication, fantasy board gaming is not only alive and well, it?s thriving.

Now if you?ll excuse me, I?m going to see if I can convince my sons Drew and Tim to play Tomb with me. Right after I order a copy of Sky Trader.

2.? Lease Options

Control without ownership is the essence of tying up houses on a long-term lease with an option to buy. Think of this investing model as seller financing in disguise.

The real estate investor gains a long-term lease?at least five years in length. The lease also contains an option to buy the house at today?s price. An option provides the investor the legal right to buy but is not a legal obligation to buy the house. As part of the lease agreement, the investor gains the right to sub-lease the property to other tenants.

That is the beauty of master leasing investing. What did the real estate investor gain in this model?

The investor has control of a real estate asset with no money down. With this control, he can rent the house for the next five years and enjoy the cash flow.? He also has the right, but not obligation, to actually buy the house at any time in the negotiated option period.

3.? Joint Venture ? Private Lender

Fire your bank and succeed massively! If you do not need to go to the bank, you will not need to put down a 25% down payment. Instead, find a private lender to put up all the money for your real estate deal and pay them a great return.

The financing with your private lender can be structured as traditional debt financing with points and interest, but no down payment, or you can structure a joint venture using equity financing.

With equity financing, the real estate investor does all the work but provides none of the money for the deal. Both parties in the joint venture agree to share the rental income and future equity. The equity can be split 25/75, 50/50 or how ever you work it with your private lender.

This market is the perfect storm for real estate investors. There?s a lot of distressed inventory available at great prices and a very strong rental demand. Don?t let the balance in your checkbook hold you back from investing. You can still invest in real estate with no money down. Structure deals directly with sellers, use private lenders, and be ready to capitalize now.

Neo Geo X is still super boss, now comes in Limited Edition with an extra game

Nintendo's Wii U isn't the only gaming console launching this holiday -- portable Neo Geo hardware is arriving on December 6, and it's called the Neo Geo X. The somewhat pricey handheld is now available for pre-order, and incentivizing that pre-order is the promise of an extra game (ADK-developed fighting game Ninja Master), bringing the total of pre-loaded game software to 21 titles. This "limited edition" version still costs the same $200 that the normal version does, and it still comes with the same variety of supplementary hardware we've seen before (that $130 standalone remains date-less, sadly). Scientists convicted for not predicting quake

More than 300 people died after a quake in L'Aquila, Italy on April 6, 2009. The city was strewn with rubble and thousands left homeless.

A court in the Italian city of L?Aquila on Monday convicted six scientists and one government official of manslaughter for failing to give sufficient warning of a fatal earthquake that hit in 2009.

The judge sentenced each man to six years in jail and ordered them to pay compensation and legal fees.


The prosecution case had centered on a meeting the seven defendants, members of a commission on natural disasters, held in L?Aquila on March 31 2009, in which they told residents there was no cause for concern after a series of minor shocks had rocked the city in the preceding six months.

Less than a week later, in the early hours of April 6, a 6.3-magnitude quake?reduced much of the medieval city to rubble, leaving 309 people dead and more than 60,000 homeless, according to news reports at the time.

In a? memo issued after the March 31 meeting, the experts concluded that it was "improbable" that there would be a major quake, although they stopped short of entirely excluding the possibility.

The public prosecutor, Fabio Picuti, had accused the defendants of giving "inexact, incomplete and contradictory information" about whether the smaller tremors should have constituted grounds for an official quake warning.

Picuti acknowledged that predicting where, when and with what force a quake would strike is scientifically impossible, but said the risk of a big temblor was not taken seriously enough. He argued the commission?s discussions were too generic and completely failed to address the risk at hand.

Defense lawyer Franco Coppi told the court it would indeed be a problem if the risk had been foreseen and inevitable.

?But if an event cannot be foreseen, and more importantly if it is unavoidable,? Coppi said. ?It is impossible to speak about how a risk has not been foreseen."

Italy's long earthquake history hidden in ancient records

The decision to prosecute the seven, who are among leading figures in Italian seismology, had caused alarm among the scientific community.

In a report commissioned by the Italian government in the immediate aftermath of the L?Aquila disaster, the International Commission of Earthquake Forecasting for Civil Protection (ICEF) highlighted the many difficulties of making accurate time-sensitive predictions, within timescales usually calculated in decades, not weeks or months.?

But the ICEF report?s findings also called for better public communication, not just of day-to-day temblor hazards but also by setting alert levels that take into account the advantage of being psychologically prepared for when a quake hits.

Scientists on trial for failing to predict Italian quake

An open letter to Italian president Giorgio Napolitano, signed by more than 5,000 members of the international scientific community, criticized the proceedings.

In a separate letter?to the Italian president, the American Association for the Advancement of Science called the charges "unfair and na?ve," saying, "There is no accepted scientific method for earthquake prediction that can be reliably used to warn citizens of an impending disaster."

Despite the protests, the trial opened in September 2011.

The seven convicted of manslaughter were:

Enzo Boschi, then-president of Italy's National Institute of Geophysics and Volcanology (INGV) in Rome;

Franco Barberi, at the University of 'Rome Tre';

Mauro Dolce, head of the seismic-risk office at the national Department of Civil Protection in Rome;

Claudio Eva, from the University of Genova;

Giulio Selvaggi, director of the INGV?s National Earthquake Centre in Rome;

Gian Michele Calvi, president of the European Centre for Training and Research in Earthquake Engineering in Pavia;

and a government official, Bernardo De Bernardinis, then vice director of the Department of Civil Protection.

What's New: Nissan is pushing fuel economy as the most important attribute in the seven-passenger-crossover segment, with admirable results. The new Pathfinder bests the outgoing version's mpg numbers by 30 percent, putting it well ahead of its competition (though it's still possible the AWD seven-passenger Hyundai Santa Fe could come close). Nissan's engineers achieved this by losing the body-on-frame setup of the old rig and cutting 500 pounds in the process. At the same time Nissan also managed to greatly increase interior volume; there's more headroom and legroom throughout, and far more cargo volume too.

The old five-speed automatic is history, replaced by a CVT with an equivalent gear range of a seven-speed auto, minus any hunting for power. Displacement drops from a 4.0-liter V-6 to a 3.5. That results in a loss of six horses. But, more noticeably, there are 48 fewer lb-ft of torque. Still, acceleration is plenty strong, and the biggest change in driving feel is a bit of torque steer because this crossover defaults to its fuel-sipping FWD arrangement unless there's wheel slip. Minus that blemish, the Pathfinders we drove proved smooth and comfortable over long miles of broken northern California asphalt?something we wouldn't have said about the outgoing model.

Tech Tidbit: Parents had a major problem with the old Pathfinder: They couldn't access the third-row seats without removing the child car seats in the second row?a cumbersome, annoying process. The 2013 Pathfinder has what Nissan calls EZ Flex seats, specially designed to slide forward while the child seat remains in place and allow third-row access without monkeying with the mechanics.

Driving Character: This Pathfinder is not like any that's come before it because of its distinctly carlike ride. That comes courtesy of not only a fully independent suspension like that of the new Ford Explorer, but of a center of gravity that has dropped nearly 3 inches. This new Nissan actually rides lower than a Subaru Outback, and barely an inch higher than an Impreza. As a result, the dreaded "head-toss" sensation that turn your children green in the third row when you're battling a country road on the way to the park pretty much evaporates.

We tested the AWD edition of the Pathfinder on an off-road course with some very steep ascents that required locking the transmission into a dedicated 50/50 split of power to both front and rear axles. The vehicle had no trouble, and even the CVT, which you might think would experience some sensation of slip, was perfectly adequate for the task.

But the Pathfinder is more at home on the asphalt, and the watchword here is "smooth." The new crossover has excellent on-center feel to the steering and just enough agility to make the Pathfinder reasonably sporty, minus some of the semistiff ride of the Ford or the occasionally brittle ride of the Honda Pilot. You could say it's closest to the Toyota Highlander because it's comfortable, but Nissan infuses just enough character to make it a little more entertaining than that rig. If you're bummed about the Pathfinder getting soft, Nissan says it will keep the Xterra "real"?and that almost nobody buys a seven-passenger crossover to drive off-road anyway.

Favorite Detail: There's a small cavity in the hatch area that's perfect for holding groceries. It's normally covered by a carpeted panel, the better to hide valuables. In the past Nissan didn't hinge this door in the floor with any sort of "stop" to hold it upright, meaning fragile items such as eggs or veggies in your grocery bags would get crushed by the lid. Nissan wisely updated the system, which now has a friction hinge that stops the lid in the upright position and holds it there even if you drive around in stop-and-go traffic.

Driver's Grievance: It's great that Nissan added a bullet-shaped third window to the Pathfinder. It brings just a little more light into the dark third row. The downside is that this row also features very large headrests that block a driver's rearward view. Sure, you can get Nissan's "around-view" camera system, but that's really only valid for parking lot duty. If you're driving in town, the over-large headrests are a hinderance to safer lane changes. You can get rid of them easily, but remembering to do this is another matter.

The Bottom Line: We agree with Nissan that customers really aren't buying vehicles like the Pathfinder for climbing 20-degree slopes of mud, so it's completely logical for them to make a vehicle that can handle some off-roading but really is a fuel-efficient, seven-passenger family wagon that happens to look like a crossover. Cross-shopping for the most similar car to the Pathfinder would probably bring you not to another traditional crossover, but to the perennially excellent Acura MDX, a vehicle with zero off-road pretensions but with all the creature comforts of a luxury sedan.

The Pathfinder is roomy, smooth as silk on the interstate, and church-quiet, as well as lounge-comfortable. And it's confidence-inspiring for the breed: At one point during our test, a young girl darted in front of us at a crosswalk and we were forced to stand on the brakes. The Pathfinder stopped on a dime, no harm done. Like we said: smooth, safe, and pretty darn smart too.

Mass shooting reported in Wisconsin: 7 hospitalized, suspect remains at large, police say

A shooting near a mall in Brookfield, Wis., on Sunday left at least seven people hospitalized, according to local news reports, and police are searching for the suspected shooter.

WISN-TV first reported a "mass shooting" at the Azana Salon & Spa across the street from the Brookfield Square Mall at around 11:15 a.m. local time.

According to police, the suspected shooter is a 6'1" black male weighing approximately 200 pounds and last seen wearing a grey sweater, blue jeans and a white and black backpack, and was driving a black 2003 Mazda Protege.

Officials initially described a "mass casualty" situation, WISN said, though to this point no fatalities have been confirmed. According to the Milwaukee Journal-Sentinel, the mall has been placed on lockdown, as has a nearby country club.

A spokeswoman for Froedtert Memorial Hospital told the Associated Press that said four victims were being treated for non-life threatening injuries, and that three more victims were expected; an official at the Waukesha County Sheriff's Department told news service that deputies are looking for an active shooter.

SWAT, fire and rescue officials responded to the scene, and a Flight for Life helicopter landed in the mall's parking lot.

In August, Wade Michael Page, an Army veteran with white supremacist ties, opened fire at a Sikh temple in Oak Creek, Wis., killing six and injuring three others before shooting himself.

And Sunday's shooting took place less than a mile from a hotel where a gunman opened fire during a Living Church of God service in 2005. Seven people were killed and four wounded in that shooting.

(AP) ? George McGovern was an unwavering, often unrequited advocate for liberal Democratic causes. He pursued those goals in plainspoken, usually understated, Midwestern style. He was a dedicated, decent man, a devoted Democrat even when the party establishment turned away from him in defeat.

He wasn't good at political gamesmanship. He suffered his worst blunders when he strayed from straight talk in his doomed 1972 presidential campaign. It didn't fit the man and it shook the credibility he treasured.

McGovern was a partisan without the poison that increasingly infected American politics. In his career-long quest for programs to feed the hungry, in the U.S. and worldwide, he worked in partnership with Bob Dole, a former Republican leader of the Senate, where they'd both served.

During his years of political retirement ? he lost his South Dakota Senate seat in 1980 ? McGovern remained active, lecturing, teaching and writing. He even waged a token presidential campaign in 1984. He'd also run briefly for the 1968 nomination after the assassination of Sen. Robert F. Kennedy.

In his 2011 book, "What It Means to Be a Democrat," he summed up his credo:

"Above all, being a Democrat means having compassion for others. ... It means standing up for people who have been kept down ..."

That was the essence of his program during four terms in the House, three in the Senate, and a doomed and crushed presidential campaign in 1972. By the time he was nominated for the White House, McGovern had been marginalized by rivals in his own party, who argued that he was too far left to be elected. That probably was so, but President Richard M. Nixon was the overwhelming favorite against any Democratic challenger.

McGovern got just 37 percent of the vote to Nixon's 61, carrying only Massachusetts and the District of Columbia. Embittered, he considered whether to even stay in politics, especially as other Democrats made him a symbol of what ailed them and kept him off their stages. McGovernite became a label for losers. But he went back to the Senate, and within months he could joke ruefully about his landslide loss.

"I opened the doors of the Democratic Party and 20 million people walked out," McGovern later joked of his reform commission, which had broadened the nominating process, driven out the old party bosses and ultimately made the presidential primaries the arenas for choosing nominees of both parties.

There was nothing strident about McGovern; even when his words were harsh, his delivery tended to be bland. As a young man, he had been a warrior, and a heroic one. As a senator, he opposed U.S. involvement in Vietnam from the beginning, in 1963. Arguing in 1970 for legislation to cut U.S. war spending and force troop withdrawal, he offended his colleagues by telling them, "This chamber reeks of blood," vehement words delivered in the matter-of-fact McGovern style. His 1972 presidential campaign proposals included withdrawal from Vietnam, amnesty for draft evaders and steep cuts in the Pentagon budget.

For a time, he also advocated a $1,000 tax grant to every American to replace complex welfare and income support programs, saying the needy could spend it and the wealthy would pay it back in taxes. It came with no numbers, no estimate of the cost, although McGovern claimed, against arithmetic and logic, that it would balance out at zero. He dropped that idea, but the Republicans never did.

That spoke to one of his chronic political problems. He was an idea man, not a manager. Witness the uncontrolled chaos of his nominating convention, dramatized when assorted Democratic interest groups spent so much time talking that McGovern did not get to deliver his own acceptance speech until 2:48 a.m., long after the TV audience had gone to bed.

But one of his best-remembered, and most unfortunate, lines came later ? after his unvetted selection of Sen. Thomas Eagleton of Missouri as his running mate turned into a political disaster with the disclosure that Eagleton twice had undergone electric shock therapy for depression. McGovern said he was "1,000 percent" for Eagleton and wasn't dropping him from the ticket. But he had to. Then he had to shop for a running mate, with five Democrats declining before Sargent Shriver finally said yes.

So if there'd been any doubt about his outcome against Nixon, it was erased before the fall campaign even began. McGovern was frustrated because Nixon stayed at the White House and seldom campaigned at all. McGovern called him the most corrupt president in American history, as The Washington Post published a succession of Watergate disclosures. Nixon just denied it all.

The political pain would ease. More devastating was the death in 1994 of his daughter, Teresa, who had suffered mental illness and alcoholism, and froze to death in a snowbank near a bar where she'd been drinking in Madison, Wis. "You never get over it, I'm sure of that," he said. "You get so you can live with it, that's all." McGovern and his wife Eleanor, who died in 2007, had four daughters and one son.

McGovern wrote a book, "Terry," about his daughter's life struggle, the family impact and his own worry that his political preoccupations had somehow contributed to her troubles. He used the proceeds to open the Teresa McGovern Center in Madison to help others afflicted by addictions.

As a candidate, McGovern had to fend off conservative claims that he was weak on national defense, a naive peacenik ? that he had, according to the far right, shirked combat, which was a lie. He was a decorated World War II pilot with 35 combat missions in B-24 bombers.

It could have been a campaign asset, but he talked little about it. He did in a Labor Day speech: "I still remember the day when we were hit so hard over Germany that we were all ready to bail out. So I gave this order to the crew: 'Resume your stations. We're going to bring this plane home.' I say to you and to people everywhere who share our cause: 'Resume your stations. We're going to bring America home.'"

That last line became the standard closing of his campaign speech. But he didn't repeat the details of the mission that won him the Distinguished Flying Cross for safely landing his crippled B-24. Perhaps he should have said more about his service, he said later, "but I always felt kind of foolish talking about my war record ? what a hero I was."

That he did not was typical George McGovern.
